本研究以建築物公共空間設備為探討區域，原因在於區隔建築物所屬專有私領域，其內部空間涉及所有權人自主性使用方式與長期生活習慣等。由於私領域的調查使用行為屬於長時間觀察及調查的大量統計項目才能經由大量數據方能有效分析，在本研究中認為建築物設備的使用行為，對於建築物的主要設備以時間性質而言是短暫性使用，對於專有部分設施物或設備，對於建築物主要設備影響起始於銜接點的課題。本研究的核心課題在關注於建築物設備、設施在維持建築物運作使用階段，所應保持的運轉效能與妥善性的維護保養策略。另外對於維護頻率在建築物生命週期階段所需的細分作業模式與要項進行探討。

This research focuses on building public spaces equipment to explore the region, because few buildings belongs to exclusive private areas, autonomy in its internal space relate to the owner use and living habits. Due to the field of private investigations is used long time observation and investigation of a large number of statistical projects through large amounts of data to analyse, in this study believe that buildings and equipment use, for main equipment of the building with the time nature is transient, exclusive part of facilities or equipment, for building the main equipment starting at the point of convergence issues. Core topics in this study focused on building equipment and facilities in the maintenance of building operation using phase, which should be maintained in operation efficiency and proper maintenance strategy. For the maintenance of the frequency required for the life-cycle stages in the building segment operations is discussed.

In this study, explore the equipment for building public space area, due to the segmentation of buildings owned exclusive private sphere, its interior space involving the owner of autonomy and long-term usage habits and the like. Since the survey areas belong to private use behaviors long observation and investigation of a large number of statistical projects in order to effectively analyze large amounts of data through the use of building equipment behavior in this study that, for the main equipment of the building is a time nature transient use, for proprietary parts facilities or equipment, the impact of major equipment for the building starts at the convergence point of the subject. Core subjects in the present study focused on building equipment and facilities to maintain the buildings in the operation of the use phase, which should maintain performance and proper operation of the maintenance strategy.
