本研究以建築物全生命週期中的設備作為探討主軸，並依設備生命週期，劃分成建築物設備年限、建築物設備維護、建築物設備更新三項。其重點說明如下：
1. 建築物設備年限：建築設備年限，依據建築設計階段選用之設備等級，可區分為；第三級設備效能低於國家標準，第二級符合國家標準，第一級高於國家標準。
2. 建築物設備維護：依照設備規格所需建立的維護頻率與年度維護次數等，除使用年限，藉以區分頻率等級。同時將損壞程度建立分級以確認零件替換需求與更換單元。
3. 建築物設備更新：使用年限屆期更新或設備損壞及無法維修者採用更新。
