5.1 The duration of the lease, according to this contract is 30 years from the registration date of the lease at the Land Office, Phuket.
5.2 Lessor agrees unconditionally and irrevocably that at the end of the lease term as per Clause 5.1, Lessee has the right to request the renewal of the lease for a period of 30 years, by informing the Lessor in writing at least three months before the expiry of the lease period as per Clause 5.1 and as specified at the present Terms and Conditions of this and new contract. The parties are to sign a new contract within one month before the due date of the lease expiry, as per Clause 5.1 and the parties are to apply for registration of the new lease to the Land Office in Phuket, within 30 days after the lease expiry, in accordance with the Clause 5.1.
