I confirm receipt of Contracts, and I attach herewith memo which you might find interesting in relation to the contents of your Contract.
I have reverted to the Vendors’ solicitors with a few queries, but I don't see any particular problem.
I would like you to read carefully the part of the memo dealing with planning, as there appears to have been a number of developments to the property of which you were aware. Firstly there is the original construction which was then followed by the erection of a garage to the side of the property, which was then followed by changes to the kitchen and perhaps an attic conversion. Please note my comments in relation to the attic conversion.
From your recollection of viewing the house, are there any other parts of the property which were subject to reconstruction or redevelopment that might be obvious.
Please let me know if you are going to have a survey carried out at the moment and whilst there is no obligation on you doing so, I certainly would recommend it as the property is over 20 years old and has been subjected to a number of developments. It would be interesting to see what comments an architect would make as to the standard of these changes, as sometimes extensions are not always a success.
