On the basis of building maintenance, the main facilities are generally based on the scope, maintenance level, maintenance level, maintenance cost budget four, such as the level of equipment and the use of maintenance mechanism of the proper factors, will lead to community residents face equipment operation efficiency and the use of funds. In the existing public information collected in this research, in the annual operating expenses of the building, the cost of the community and administrative operations is about 65-70%, and the maintenance of the equipment is about 25-30%. In the early stage of building foundation community contribution fund management committee,In addition to the level of household management fees and charges, the maintenance costs of the proportion, only to be restricted in the maintenance level, resulting in the maintenance of equipment maintenance funds and mechanisms to have the possibility of the existence of the above equipment efficiency.
